6 .- All participants will have a maximum of 10 mins. To make an exposition of the subject if they wish, starting with the introduction of the moderator.

Estimados Asociados:

Gracias al desarrollo de las relaciones AMPI-NAR a lo largo de estos años, AMPI ha creado fuertes y estrechos lazos de colaboración y ha aprovechado ésta relación para la promoción de negocios transfronterizos, asistencia mutua a eventos y cursos de capacitación internacionales como el CIPS y el CCIM en beneficio de la membresía AMPI.

A partir de 2011, AMPI y NAR están entrando en una nueva fase en su relación, buscando mejorar y acercar al Asociado AMPI de manera más directa con la NAR y viceversa, es decir, que de igual forma lo haremos nosotros con los asociados internacionales pertenecientes a NAR que quieran ingresar a AMPI.

La NAR ha tomado la decisión en relación al capítulo México que será ella la que invite a los asociados AMPI que tengan el interés de pertenecer a ésta asociación norteamericana, lo hagan de manera directa con un pago anual de USD$50.00 recibiendo a cambio su kit.

Para este cometido, en breve recibirán una comunicación directa por parte de la NAR teniendo un servicio directo con personal bilingüe desde Chicago. Dejar claro que en el mes de mayo, la NAR enviará los primeros kits a los asociados que paguen de Febrero a Mayo y a lo largo del año a los que se vayan integrando en determinados plazos. También que a partir de 2012, las renovaciones se realizarán bajo un calendario establecido por NAR.

With the development of AMPI, NAR relations over the years, AMPI has built strong and close ties and has leveraged this relationship to promote cross-border business, mutual assistance and training events such as the CIPS and international The CCIM membership benefit of AMPI.

What is an MLS?

The acronym MLS (Multiple Listing Service English – Multi List Security) is the name that identifies the system developed in several countries for collaboration between real estate professionals. This collaboration is given by a database, regulated, that allows sharing of captured real estate inventory (list), so that any member of the MLS can sell real estate taken up by other partners, states clearly the method of compensation (commission-sharing ) between the agents involved.
The MLS also have a code of ethics (set of rules, regulations and standards of conduct) that they must accept all its members and regulates the proper functioning of them and sets the rules for collaboration among partners. The origin of the MLS goes back to early last century in America and has evolved from paper listings to sophisticated online systems for internet and mobile access we know today.

In 2010 the National Assembly approved the development of a MLS system for our country and Softelligence selected the firm for its creation. The launch is scheduled for 2 nd semester of 2011. Our MLS is a tool that will greatly help boost the real estate of all members of our Association. It will have special features such as searching by different criteria, including search by map, wireless Cadastre and Public Registry (coordinated locally by each section), historical sales by area, property type, etc., Statistics, comparative market analysis as automatic filters by ownership, contract fees and percentages to be distributed among real estate professionals, visitor statistics, e-mail contact, registration of stakeholders, customer requests, keys for SMS messaging and search, collaboration networks between IP’s, local statistics, state, regional and national, social networks and replica and other real estate portals. In addition, all inventory will be published in our national portal www.ampi.org (administered by Intellia) in www.masquecasas.mx (also administered by Intellia) and the entire network of websites with whom we have agreements concluded.

The MLS benefits everyone: homeowners and buyers and renters on one side and the real estate agent on the other to create tools that allow to give a professional service to its customers. Will increase customer loyalty and give much certainty and consumer confidence. The creation of MLS AMPI mark a watershed in the property sector for the benefit of all actors. The combination of this ambitious system with the creation of real estate law currently being promoted in several states and have already been adopted by some as Sonora, Coahuila and Tabasco, give great security to buyers and sellers.

An MLS is a real estate portal. A duplicate MLS has no properties. An MLS is dictated properties (commercial, legal and tax) for a real estate professional. An MLS provides clear rules to foster collaboration between agents and capable of locating the property in less time. An MLS is a private section, with access controlled by user key and password, with all the private information described above, serving the real estate professional.

It is now time again  to pay our AMPI National dues as well as our Guaymas San Carlos MLS Association dues.

If you are a first time member to AMPI National you will need to fill out one of the forms below.

Your SCMAR dues are due in Jan 2011.   Brokers (Associates) pay $400.00 US dollars and Agents (Affiliates) pay $350.00 US dollars.  We can’t accept US checks or US dollars so please bring Pesos or a pesos check.  We are using the rate of 12.0.

Please print out the Broker/Agent membership form BELOW and bring to our Treasurer Diane Barroll and ReMax First Choice Realty.

  1. Please print out and fill out correct National Application form if you are a NEW Member
  2. Print and fill out National AMPI membership form and bring to Diane Barroll
  3. Bring  a copy of your bank receipt of payment of your National AMPI payment.
  4. Georgina will then submit your copy of bank receipt a of payment and application to AMPI to receive your Factura from AMPI NATIONAL.                                                                                                                                                                                                                                     ****Be sure to make copies of all for yourself****

No local dues will be accepted without paying AMPI National First.

Recently I received an email from AMPI National giving me my user name and new password to the AMPI National site.  I am not sure if everyone has received this but I am assuming that since you are an AMPI National member that you have been getting the notices from AMPI National.    For those of you who don’t know, you should have your own password so that you can add your listings to the AMPI National MLS database.  If we want to be noticed as a viable association sector of San Carlos~Gauymas, we need to have all our listings on this site.

This use to have to be uploaded by only the broker but you as agents can upload you own listings in this site.   With each listing it is advertised in many other websites and is a great way to advertise San Carlos Sonora Mexico.

Sign up and edit your profile on the www.ampi.org . At the very top right is where you can sign in.  If you don’t remember your password they will send it to you and you can also change your password in the profile page.  Update your information, phone numbers, pictures etc…

Then under your brokers account you can go to the AMPI MLS site at http:/www.masquecasas.com.mx

Please look at the Video Below for instructions on how to update your profile and add your listings to the AMPI National MLS Database.
